Inspection Process

Systems Reviewed

A visual inspection is performed by looking at the home’s various systems including:

  • Roofing, Flashing/Chimneys, Exterior, Structure, Electrical, Insulation, Ventilation, Heating & Cooling, Plumbing and Interior

Sellers Checklist

  • Make certain all utilities are connected (electric, gas, water) and that the gas pilot lights are burning.
  • Remove all items (including wood and debris) from the foundation perimeter since their presence signals a potential for termite infestation and carpenter ants.
  • Remove all items blocking access to electrical service panels, water heaters, HVAC equipment, attics and crawlspaces.
  • Unlock gates, hatches, electrical panels, closets, attic doors, crawlspaces and other areas to be inspected.
  • Remove pets from the house or ensure they will not interfere with the inspection.
  • Test smoke and carbon monoxide detectors. Replace batteries as needed.
  • Replace burned bulbs that could be interpreted as an electrical problem.
  • Clean and replace HVAC air filters.
  • Trim shrubs away from the house and tree limbs away from the roof line.
  • Fix broken locks, window panes, screens, gutters, downspouts, and chimney caps.
  • Payments are made before the report is issued, preferably at the time of the inspection. Payments can made by cash, check or eTransfer.
  • If it is necessary to cancel the inspection, please contact us as soon as possible prior to the inspection.
